GARAGE CONVERSION COSTS

Garage conversion costs in the UK start at about 10k and go upwards as much as you want depending on what you are trying to achieve. Notable factors that influence costs are where you live and the structure of the garage you are converting.

For example, if the garage you wish to convert is in London or the home counties, then the cost of converting would be significantly higher than further up the UK such as in Yorkshire or in Wales. The work might be the same, the materials might cost the same but the labour charges are quite different.

For example, many garages have walls that won’t meet building regulations because they are single block or brick and have no insulation. If the garages are integral to the house then the garage is likely to be the same specification as the house whereas if the garage is built on as an attachment to the house you are most likely looking at having to upgrade the walls, the roof, the floor and possibly the foundations. It is for these reasons that the cost of an average garage conversion can vary considerably.

You also have to consider that not everyone has the same idea when it comes to converting the garage. Whilst it is quite standard to take out the garage door, brick up and add a window, not everyone does this work. In fact there are many garage conversions where homeowners have converted only part of the garage and left the front section as storage. This can be quite a good idea as many homes require storage and it is simply a matter of erecting stud partition or block  wall to make the separation.

Another point to consider is that there are many garages on newish homes where there are covenants that do not allow the homeowner to convert the garage without a planning application to remove the covenant. This mostly relates to new homes where there were concerns about parking when the houses were built.

Providing parking is not a huge problem in your area it should be possible to set aside the covenant but you may have to keep the front of the property in its original state which means the only way forward is to split the garage and keep a few metres for storage at the front. In effect, you only convert part of the garage and if you do want it to be a little bigger then you might also consider adding a bit more at the rear.

So as you can see, garage conversion costs can and do vary significantly depending on many variables. The only way to get any realistic idea of costs is to have a designer or loft specialist do a free survey and then you will get expert advice on the options available and the cost of the conversion.
